Mahindra Holidays to Invest ₹4,500 Crore to Double Room Capacity by 2030

Mahindra Holidays & Resorts India Limited (MHRIL), the country’s leading vacation ownership company, has announced a massive investment plan of ₹4,500 crore to significantly scale its inventory over the next three to four years. The ambitious roadmap aims to double its current room capacity, taking it from approximately 5,000 keys to 10,000 keys by FY30, solidifying its position as a dominant player in the global leisure hospitality space.

The investment will be channeled into a mix of greenfield projects, brownfield expansions, and strategic acquisitions. A key pillar of this strategy is the development of “Mega-Resorts”—large-scale properties with over 400 rooms—designed to offer comprehensive experiential ecosystems including world-class wellness centers, adventure zones, and diverse culinary hubs.

Key Pillars of the Expansion Strategy:

  • Greenfield Developments: Upcoming marquee resorts in high-potential destinations like Ganpatipule (Maharashtra) and Thekkady (Kerala), where the brand aims to create nature-immersive sanctuaries.

  • Public-Private Partnerships (PPP): MHRIL is actively collaborating with state governments, such as the Government of Odisha, to develop a 250-room mega-resort at Emuang near the world-famous Chilika Lake.

  • Brownfield Scaling: Expanding existing high-demand properties in Coorg, Corbett, and Ashtamudi to meet the surging membership base, which currently exceeds 290,000 families.

  • International Footprint: While the primary focus remains on India, the company continues to leverage its Finnish subsidiary, Holiday Club Resorts, to provide global exchange opportunities for its members.

Our members are looking for more than just a stay; they seek immersive, high-quality experiences. This ₹4,500 crore investment is a bold commitment to the future of Indian tourism, allowing us to build larger, more sustainable, and technologically advanced resorts that cater to the evolving multi-generational traveler.”

The company is also prioritizing sustainability, with a goal to make all new developments Carbon Neutral and Water Positive. This includes large-scale solar installations, zero-waste kitchen protocols, and the use of locally sourced construction materials.
